Strict new regulations are being prepared by Madrid’s City Hall
- Bid to tackle mass tourism
- Increasing rents pushing out locals
- Preserve residential use of buildings
- Tourist use can only be temporary (90 days a year)
- Different areas to experience restrictions
- Tourist apartment building will need to become a hotel
(none being licensed for a year).
Centro District to experience greatest restrictions
(Malasaña, Chueca, Sol, La Latina & Lavapiés)
Ground floor properties may rise in price,
if tourist lets require an entrance to the street,
separate from permanent residents in the block
- Valencia also added new rules. Ground and 1st Floor only,
whole apartments need a licence & no new rentals in Ciutat Vella, the city center,
effecting 70% of the 5000 rentals - Palma in Mallorca banned all unlicensed tourist flats in the city
